Our typical leases are a little shy of 12 Months.
However, we do offer 10 Month leases for a small premium.

No, rent is due at the beginning of the month and a bill will not be sent. Please be mindful of late fees and our 5 day Grace Period.

All of our apartments come furnished with a very nice Bed, Desk, and Executive Leather Chair. With the exception of our studio apartments, you can even expect awesome Leather Couches, Marble Coffee/Side Tables, and even Dining Tables in some units. There is ZERO cost for our furniture package.

Yes, our leases are joint and several. That means you and your roommates will sign the lease together. If you cannot all come in at the same time, it is alright for some roommates to add their signature at a later date. The entire lease process can also be done via email if preferred and sent in separately. Please keep in mind you are ALL jointly responsible for the legal contract.

University Hill Apartments offers free maintenance service for ALL items included with your apartment. Our dedicated and knowledgeable maintenance team is at your service. The only reason you would be responsible for the cost of repairs is if something breaks due to your negligence. If it not your fault, it is OUR problem. That being said, it is your ultimate responsibility to let us know right away if there is a service issue so that we can properly address it. Although we do think we are good, we are not mind-readers!

TODAY! Please call our friendly leasing staff and setup an appointment to tour our properties. We will then take you through the steps which include sending us a complete application along with a copy of your driver’s license or main passport page. A lease will then be drafted and we will send it your way. If you are a group, each person must complete this process.

Sure. Many students do that. Our website is very extensive and includes pictures and detailed floorplans so that there will be no surprises when you arrive to your new home. The rental process can be completed electronically once you are in touch with one of our leasing staff.

There is no deadline. Availability is based on a first-come, first-serve basis. A signed and fully executed lease actually reserves your apartment.

No, only a fully executed lease agreement guarantees a spot, not an application.

Please review any documentation concerning grants, loans, or scholarships with the financial aid office. Most loans that would cover on-campus housing should cover or come close to completely covering University Hill Apartments. It is ultimately up to you to do that research!

You are responsible for removing trash/garbage to the curb on your designated Trash Days as stipulated by the City of Syracuse. All garbage must be contained in 13 Gallon trash bags and sealed tight. No loose garbage will be collected and we would hate for the City to fine you for not adhering to these guidelines.

No, you are responsible for the cleanliness of your own apartment. We can recommend a very responsible and reasonable cleaning service if you desire.

That is determined on a case-by-case basis. Typically, we do allow dogs that are less than 30 lbs when fully grown, as well as cats. There is a monthly fee involved, so please ask the office.

We respect all federal, state and local laws – so should you. However, large quantities, ie. Kegs, party balls, etc are prohibited at all times including consumption in public areas.

Your security deposit will be mailed 30 days after the official lease end date. Please be sure to provide us with your forwarding address upon your move-out inspection.
